ONE of the biggest challenges in greater Hobart’s property market is finding affordable housing.
In a sign of just how tricky it can be, for this wrap-up of what was available on Monday, the first home in the first area we checked was already “under offer”.
It would be a familiar situation for home hunters. Jump on realestate.com.au, punch in an area and a price range … and then the search result says: already sold.
Nonetheless, let’s have a go at finding some favourites from each Hobart municipality for less than the median price, which REA says is currently $585,000.
DERWENT VALLEY
No.2800 Lyell Highway, Hayes (BelleParker@homes)
$455,000 or nearest offer
JUST an 11-minute drive from New Norfolk sit this 1.4ha property priced at under $500,000. It might truly be Hobart’s last bargain! There is a 1920s weatherboard home that is full of character with its high ceilings, deep architraves, bullnose veranda and sash windows. The four-bedroom home has been in the same family for over 70 years.
BRIGHTON
No.37 Jetty Road, Old Beach (PRD Hobart)
Offers over $540,000
THIS Old Beach home has got it all. There are views of the mountain and river, low maintenance grounds and easy-care brick and tile construction. The undercover entertainment area is a bonus. Inside, the floorplan offers a separate formal lounge, an upgraded kitchen and a bathroom with a separate shower and bath. With three spacious bedrooms, it is family friendly.
KINGBOROUGH
No.8 Glen Haven Court, Kingston (Fall Real Estate)
Offers over $395,000
NEAT and cosy, this one is for retirement village buyers only. Sorry, young people. Set in a sunny spot in Redwood Village, the villa has an enclosed sundeck and two bedrooms with built-in wardrobes. From the main bedroom there is access to a two-way bathroom. The gardens are low maintenance and there is parking at the front door.
SORELL
No.12 Dubs And Co Drive, Sorell (Raine & Horne)
Offers Over $569,000
OF the two dozen criteria-meeting listings in Sorell, only three were established homes. Blocks of land or house and land packages rule this corner of the market. Here in Dubs And Co Drive a buyer could snap up a three-bedroom two-bathroom home only completed last year. Everything feels sleek and modern, from the matt black tapware to the contemporary lighting.
CLARENCE
No.56 Sycamore Road, Risdon Vale (EIS Property)
Offers Over $390,000
WITH its great price, location, size and a little development potential, it wouldn’t surprise if this beauty had already sold. Much of the home has been updated: the kitchen, bathroom and laundry, which gives it an “as new” feel. While ideal for a family, the 850sq m block could be transformed with a second dwelling, subject to approvals.
GLENORCHY
No.22 Battersby Drive, Claremont (Nest)
Offers Over $548,000
STARTING outside, from the terraced rear garden the next owner of this Claremont home will be able to see that water and enjoy a drink in the sunshine.
