A young family giving up Melbourne’s inner west for a fully renovated Grovedale home backing onto Waurn Ponds Creek has helped set a suburb record for a home on a residential block.

The four-bedroom sandstone style residence at 227 Grove Rd was snapped up for $1.351 million after an expressions of interest campaign drew offers from eight hopeful buyers.

The sellers had completed an amazing renovation to the 1990s-era house, which offered four bedrooms, two bathrooms, and a solar-heated saltwater swimming pool in the north-facing backyard, Hayeswinckle agent Rachael Taylor said.

The 1007sq m property backs onto Waurn Ponds Creek walking trails and is metres from the historic Cobbin Farm homestead.

“It’s a really tightly-held pocket of Grovedale,” Ms Taylor said.

“It was a little bit tricky to price because there wasn’t many comparatives around the area.

“But there was multiple buyers that came through multiple times that ended up putting offers forward.”

Ms Taylor said the young couple was relocating from Yarraville, where the median house price is currently $1.1 million.

“They have got a few friends in Geelong and are wanting to make the change to be closer to the surf coast,” she said.

“They were really impressed with the location of Grovedale itself, as far as all the facilities around it and it was close to Torquay, close to the CBD, and the train station.”

Ms Taylor said the sellers had been there nearly nine years and had done an immaculate renovation. They were looking to downsize.

The $1.351 million result is the most ever paid in Grovedale for a house on a residential block, albeit of above average size.

Grovedale’s most expensive homes are on landholdings above 4000sq m, with the $1.7 million top price for a 8000sq m property.

The hidden gem has an underground cellar, cathedral ceilings and blackbutt floorboards.

The kitchen features stone benchtops, American oak cabinetry and a large walk-in pantry.
