High-end apartments in the city and on its fringe are in high demand, with buyers keen to secure their slice of a luxurious low-maintenance lifestyle.
While marketing agent Patrick Booth would not disclose how many of the complex’s 55 apartments had sold, he said the uptake of properties within The Harrington at 71 Prospect Rd, Prospect had been strong.
“We have seen over the past 18 months a flight to quality – design, size, finishes, attention to detail and prime lifestyle locations, of which The Harrington ticks all the boxes,” Mr Booth said.

“Purchasers are seeking spacious apartments, with luxurious finishes, natural light and air, in premium lifestyle locations with generous, secure carparking.”
Mr Booth said the majority of his buyers were downsizing owner-occupiers, with the rest being young professionals wanting to be close to lifestyle amenities and their place of work.
“The Harrington has attracted an array of these buyers from local downsizers, local business owners, young doctors, retiring farmers and the like who are attracted to the local amenity of Prospect Village … cinema, cafes, restaurants and Parklands with North Adelaide and the city still within walking distance,” Mr Booth said.

David Lyons and partner Andrew Kuhl – who run the Princes Lodge Motel in North Adelaide – have recently bought an apartment in the complex and Mr Lyons said he was excited about moving in once it was complete.
“We live in Lightsview and built here six years ago and we’re just looking to downsize and be closer to the city,” Mr Lyons said.
“We have a three-bedroom townhouse here which is more than we need, so we’re downsizing to a one-bedroom top floor apartment in The Harrington.
“We wanted to be close to the city but not necessarily in it, and we didn’t really like any of the apartments at Bowden, and Prospect has a great variety of places to eat and things to do.
“We wanted something which had a good outdoor area, and the one we’ll be getting at The Harrington is about the same size as the one we have at Lightsview.
“It’s a beautiful looking complex too, and that quality was important to us.”
The yet-to-be-built The Harrington is set at the intersection of Prospect and Pulsford Rds and will comprise 55 spacious apartments that will sit above a ground floor retail precinct.
Construction is due to commence early next year and be completed about 15 months after that.

In the city, Belle Property Adelaide City agent John Ong said he had been impressed by the level of inquiry in the currently under construction Paragon on the Park.
“We’ve pretty much hit our pre-sale mark and the developer is actually organising a tender for builders, “ Mr Ong said.
“Quite surprisingly we’re finding a lot of our downsizers are opting for larger apartments.
“Initially we had 16 two-bedroom apartments and four three-bedroom units, but we are having a lot of people asking for a larger three-bedroom apartment.
“So they are opting to combine two units of two bedrooms, and then we redesign the layout with a much larger three-bedroom floorplan and that’s working really well.”
Among these buyers are Marisa and Peter Cheese, who are preparing to farewell their Magill home to move to the city once construction is complete.
The couple were looking to buy near the beach but fell in love with the views Paragon on the Park offered and have bought two units in the complex they will combine into one home.

“We are living in a double-storey house and were looking for places to downsize,” Mrs Cheese said.
“When we saw this development, we fell in love with the location and the views.
“Moving to the city will bring everything closer to us and I am looking forward to be able to walk to the Central Market.”
Mr Ong said quality and luxury were in high-demand among buyers.
“The development team worked really hard to design an apartment that is befitting of the location and lifestyle requirements of discerning buyers,” he said.
“A lot of thought has been put into the finishes and buyers have the option to upgrade or customise certain aspects of the apartment to create a space they can call their own”.
The interest reflects recent strong sales of luxury apartments, including a penthouse in the Realm complex in Austin St for more than $4 million.
Real estate agent Nick Pelvay, had also been reporting keen interest in luxe apartments in Adelaidean in Frome St.
Polly Property director James Polacek, who is selling apartments in Pirie Street’s East End complex, in March reported an increase in demand for apartments as people were being priced out of the house market.
“We are seeing a lot more first-home buyers and professionals – people who six to 12 months ago were looking at an established home and now are very prepared to consider apartments,” Mr Polacek said at the time.
