Toorak dreams on a suburban budget? Melbourne’s outer west might have the answer.
The traditionally working class corridor has mansions to rival those on the opposite side of the city — for a fraction of the price.
We’ve compiled some of the west’s best lifestyle listings below.

Where you can live waterfront for less than $1m
No expense was spared at this five-bedroom Taylors Lakes home, which boasts extensive windows, a rooftop terrace and large decking area out back.
The expansive property has just been listed with a $1.5m-$1.62m price guide and “flaunts architectural flair, opulence and stunning multiple flexible living zones”.
And it will “appease the most fastidious buyer”, according to its listing, with high ceilings, parquetry floorboards and a grand main bedroom with a walk-in wardrobe and spa ensuite.
The property is listed through YPA agent Peter Colella and will go to auction on August 28.
5 Half Moon Tce, Sanctuary Lakes
Meanwhile in Sanctuary Lakes, this luxe industrial-influenced pad is being marketed as an “entertainer’s dream”.
The ultra-modern three-bedroom property priced at $1.45m-$1.48m features light-filled rooms, polished concrete flooring and a huge outdoor area with sprawling deck and lap pool.
Sanctuary Lakes Real Estate agent Fadi Saad said the bespoke home, about 17 years old, was “ahead of its time”.
“It’s a typical resort-style home with the big block, large lap pool and open voids inside, which provide that abundance of light,” he said.
“It gives that industrial look but when you’re in there it feels very homely, not like an old warehouse at all.”
Mr Saad said west of the city was booming, with buyers from Williamstown to Caroline Springs choosing to upgrade in the area.
“The southeast and northern suburbs are becoming out of reach for a lot of buyers,” he said.
“(They’re realising) they get a lot more value for money in the west. Locals have seen the area develop … and are feeling like maybe it’s time to live it up a little (and buy a big home).”
8 Chicory Drive, Bacchus Marsh
And further out, in Bacchus Marsh, this family compound has five bedrooms on 4000sq m.
YPA Bacchus Marsh agent Shane O’Brien said the regional suburb had gentrified and expanded to become “like a smaller Yarraville”.
“You could not find more cafes in a town than you do in Bacchus Marsh,” he said.
“We do have that smaller suburban styling like Yarraville or South Yarra and I think that attracts a lot of people from those inner city areas. It’s kind of like a country version of what they’re used to. There’s a lot of nature out here too. You’re really buying a lifestyle.”
The mammoth 464sq m home has four bathrooms and space for nine cars.
There’s even a dedicated indoor spa room, pool and outdoor pizza oven.
It also boasts a theatre, games room and large shed.
Mr O’Brien said the home was an “elite” offering.
“In the whole of Bacchus Marsh, there’s not really many one acre (0.4ha) blocks so no one can do these builds,” he said.
“At the moment I’ve got six people waiting to go through that house, they’re all metro clients, and they’re all super interested.”
