A Wollert townhouse project that will not only save its residents on their energy bills but might one day save their neighbours from summer blackouts will start sales this month.

The Solstice precinct of Villawood’s Rathdowne community in Wollert has been designed to include a sophisticated microgrid that links the 36 townhouses and the estate’s residents’ club to a super-sized solar battery in a Victorian first.

With solar panel arrangements from 3kW to 4kW on their rooftops, the townhouses will save up to 50 per cent on their energy bills each year, Energy Australia has estimated.

The microgrid’s battery can also channel electricity back into the grid, with energy experts expecting that by the time a few dozen are connected they will be able to offset power outages in high-demand events helping to boost energy security for Melbourne.

To be built by Metricon as part of their TownLiving range, the homes won’t just have energy bills to envy.

With affordable price tags and low running costs, it’s another step towards more sustainable home construction by the builder.

The homes also feature a mix of timber floors, pendant lighting, subway-tile or glass splashbacks and indoor-outdoor living spaces.

Villawood Properties boss Rory Costelloe said the 1100-home estate was now about 65 per cent sold, with the townhouses to be built into one of its more established neighbourhoods.

“The microgrid will really come into its own once all the townhouses and the clubhouse are finished,” Mr Costelloe said.

“Early next year we are hoping to have proven the power and financial benefits.”

Construction of the Solstice precinct is expected to commence late in 2021 and residents to move in next year.

Within the Solstice townhouse precinct two-bedroom townhouses will start from $384,900, three-bedroom floorplans from $459,900 and four-bedroom offerings from $519,900.

House and land packages are available nearby from $650,000 for a four-bedroom home and $745,000 for five bedrooms.
