Snap lockdowns are forcing Queensland homeowners to put a new focus on maximising space.
The sole desire to have a swimming pool and tennis court has changed to a butler’s pantry and mudroom and a second mastersuite, says Zinc Developments owners Karin and Darren Herrigan.
The Brisbane couple recently built a two-storey house at 32 Lindsay Street, Ashrgrove packed full of premium features designed to meet the modern market.

The five-bedroom, three-bathroom home has a swimming pool with a see-through panel. The premium build is the latest offering from the couple who purchased the land in 2019 and set about constructing a home that would tick all the boxes for their intended buyer.
“We conducted a lot of research looking at what people expected in high end homes,” says Mr Herrigan.
That research saw them arrive at a list of non-negotiable inclusions, catering specifically to the needs of the high-end Brisbane buyer.
In the kitchen, a butler’s pantry and ample bench space were considered must-haves, with the Herrigans drawing on their own love of entertaining to create the perfect space.
“We included a second dishwasher and sink in the butler’s pantry because we’re big entertainers ourselves and appreciate the extra facilities,” says Mrs Herrigan.
According to developer Porter Davis’ New Home Owner survey, 58 per cent of respondents created a home office during the pandemic and 26 per cent a home gym.

Porter Davis Homes Queensland state manager Grant Whinnett says: “We have seen an increase in sales of floorplans that include a study, allowing homeowners to continue working from home in our changing Covid environment. Some customers are opting for designs that can accommodate more than one home office space,” he says.
The Ashgrove property features two entrances – a main one at the front, along with a ‘service entrance’ through the garage.

With two adult children of their own, the Herrigans say the ability to cater to the way families use a property was critical to them.
However it’s not only new builds that include the popular ‘must-have’s.
