A young builder worried he’d overcapitalised on a four-bedroom Curlewis project scored a $205,000 premium from buyers originally eyeing a move to Barwon Heads.

The Elandi St residence sold for $1.305 million recently after a week on the market.

Barry Plant, Geelong agent Jack Cassin said the 29-year old builder who delivered the project was concerned that he’d spent too much packing features into the 819sq m property in the Bayview Estate.

The property was offered with price hopes from $1 million to $1.1 million, but the Melbourne buyer beat three other offers above $1.2 million, Mr Cassin said.

The long list of features include four kingsize bedrooms, engineered timber flooring, high ceilings, abundant storage, a main bedroom suite with an outdoor retreat and waterfall, a private study, ensuite, and a large dressing room.

The designer kitchen has stone benchtops, Bosch ovens and an induction cooktop, while a custom butler’s pantry has abundant cupboard and open shelf storage and a wine refrigerator

Another fridge drinks is among the kit built in to the outdoor kitchen, part of an outdoor entertainment area complete with electric heaters.

“It was inspired by his previous trip to Bali, he wanted to do something similar to the resort he stayed in over there,” Mr Cassin said.

“That was hit own home. He builds them, lives in them for 12 months or so while he finishes off the landscaping and everything and then moves on to the next one.

“He was a bit worried he’d gone a bit nice with his fixtures and fittings. In Curlewis we thought there would be a bit of a ceiling in price but he likes to test himself.

“He was worried that he had overcapitalised but it ended up paying it off for him.”

Mr Cassin said the buyer had looked at homes in the 13th Beach Golf Links estate near Barwon Heads before Elandi St hit the market.

Meanwhile, a Melbourne family can launch into plans for a dream home after securing a Barwon Heads property at an online auction.

Bellarine Property agent Levi Turner said the 725sq m Heron Crescent property attracted eight registered bidders to Saturday’s auction.

“But there was only two that bid because it went pretty strong, pretty quickly.

“It opened up at $1.15 million and then it got to about $1.35 million in space of about five bids, which counted a few people out and those two just kept going.”

The property beat the reserve by $220,000 when it sold for $1.47 million.

The underbidders were a local family, also looking to demolish the house to make way for a dream home.

Buyers had a small window between auctions to inspect the property, held by an investor, before last weekend’s auction.

“We were fortunate that a lot of the interest was to push it over to build one house or two townhouses. So I think having that limited availability to look at it didn’t hamper the campaign – it wasn’t a complicated property to get your head around.”
