The residence at 12 Dawson Ave, Brighton, drew tears of joy when it sold at auction midweek.

A treasured Brighton home held by the same family for more than three decades has sparked tears of joy after it sold for about $500,000 more than the top of the price guide.

The dated three-bedroom Edwardian named Carinya at 12 Dawson Ave sold “well beyond” its $2.7m-$2.8m advertised range for an undisclosed price on Wednesday evening.

Marshall White Bayside agent Simone Howell would not comment on price or reserve but said 10 hopeful buyers turned up to the online auction, but only two were able to bid after the competition started at $2.7m and rose quickly.

The Herald Sun understands the hammer fell in the mid-$3m range.

CoreLogic records show it last sold for $130,000 in 1983.

The neat but dated pad was advertised for $2.7m-$2.8m.

Wood panelling in the kitchen gives the room a retro feel.

Floor-to-ceiling windows flood the living area with natural light.

A family buyer ultimately won the keys ahead of a buyer’s advocate bidding on behalf of a client. The family made a huge $80,000 final knockout bid to close the deal.

Ms Howell said the family planned to renovate the property.

“We had around 10 registered and it went so fast they didn’t get a chance to bid. It really just came down to two bidders who really wanted it,” Ms Howell said.

Cosy open fireplaces and decorative ceiling roses are a nice period touch.

Marshall White agent Simone Howell said the buyer intended to renovate.

About 55 groups inspected the dated residence, which formed part of a deceased estate and had been owned by the same family for 37 years.

Ms Howell said the home’s location near Elwood cafes, Elsternwick Park and the beach were big drawcards, as was the 490sq m size block.

The clean but old bathroom could do with a modern refresh.

The home’s position on a 490sq m block were among the main drawcards.

“It’s not often you get an opportunity to live in that area at that price,” Ms Howell said.

“They (the vendors) were very emotional and it was well above their expectations. They feel they’ve done their parents proud and are really pleased with the outcome.”
