Its last sale was in 2019, but now two properties have hit the market on one of this popular suburb’s most tightly-held streets.
Ray White Glenelg’s Christopher Jenman and Samuel Paton have just listed numbers 8 and 9 in Athelney Ave in the coastal hotspot of Brighton.
According to CoreLogic data, the last property to sell on the street changed hands in March, 2019, with number 3 – a four-bedroom home on an 850sqm allotment – selling for $1.925 million.
The five-bedroom home on a 687sqm allotment Mr Jenman is selling at 9 Athelney Ave was the street’s next most recent sale – it changed hands in May 2017 for $1.396 million.
Mr Jenman said listing two houses on the one street was not terribly common.
“I listed number 8, which is the Cape Cod-style one and I did my usual ‘Just listed’ letters, letting people know that this one had just come onto the market and if you’re looking to buy in the area let me know, and then the owners of number 9 contacted me and said they needed to sell,” Mr Jenman said.
“So I spoke to them and it worked out that they needed to be out at the exact same time.
“I think it’s quite a rare situation for an agent to have two auctions on the one street two hours apart.
“Number 9 will go at 11 and we think that will be the more expensive one, and then number 8 will go at 1pm.
“I’m not putting any of it down to skill, I think it was purely the right place at the right time.”
The two-storey home listed at 8 Athelney Ave is being listed as a four-bedroom family abode on a 664sqm allotment.
Mr Jenman said the street was incredibly tightly held, with most residents aged from 45 and up. That could be about to change.
“We’ve had an extreme amount of interest,” Mr Jenman said.
“It’s been pretty full on since they launched on Friday.
“We’re finding a real difference in the inquiries I’m getting on the two.
“Number 8 – the Cape Cod style one with the pool – I’m getting a lot of families with kids aged between five and 15 wanting to move closer to the beach and looking for a family home.
“And number 9 – which is really interesting to see – has seen a lot of interest from older people that are looking to retire along the coast, even though it’s two storeys.
“They seem to be more the retiree demographic which I wasn’t expecting.”
The properties are both scheduled to be auctioned on Saturday, August 28.
